Every answer below comes from the developer's published material or a dated update. ask it on WhatsApp.
Is D'Rapport Residences completed?
Yes. The development is built and occupied, and every photograph on this page is of the building and its facilities as they stand. This page does not state a completion year, because the sources I have seen contradict one another on the date and I have not held the certificate. Ask me and I will tell you what I have and have not seen.
How big are the units?
The vendor's sales pack publishes four layouts: Type A1 and Type A2 at 2,238 sq ft, Type B at 1,903 sq ft and Type C at 1,613 sq ft. A second schedule in circulation gives figures a few square feet apart from these. Confirm the built-up area against the sale and purchase agreement schedule before you commit.
Are the units furnished?
The vendor's schedule lists Brandt kitchen appliances, a Brandt washer and dryer, Daikin centralised air conditioning, Pecol water heaters, full-height wardrobes and kitchen cabinets with sink, together with furniture, curtains, bedding, cookware and tableware. What is actually included in your unit must be listed in the sale and purchase agreement, so read that schedule rather than any marketing list, including this one.
Is it freehold or leasehold?
This page does not state the tenure. I have not seen the title, and at least one website circulating about this development states a tenure I cannot support. Tenure, lease expiry if any, the land title category and any Bumiputera condition are all settled by an official land search, which your conveyancer runs in the first week. Do not take a tenure claim from any marketing page, mine included.
What is the price?
This page publishes no price. Send me the layout you are weighing and I will give you the current figure together with the document it comes from and the date on it.
Where is the developer licence and advertising permit?
D'Rapport Residences was built under developer licences 9870-3 and 9870-4, registered to Perspektif Masa Sdn Bhd. Those licences and their advertising permits have expired, the last on 24 February 2022, and the development is complete. Completed property is ordinarily transacted as existing stock rather than under the Housing Development (Control and Licensing) Act, which is why no current permit exists. Development records can be checked by anyone at teduh.kpkt.gov.my, and I would encourage you to look. Your solicitor should confirm which regime applies to your purchase before you sign anything.
Who am I actually buying from?
Ask for the draft sale and purchase agreement and read the vendor's name on the front page. That single line settles the question, and I will get it for you on request. I am not naming a vendor on this page because I have not seen that document.
Can a foreigner buy here?
Ask me before you go any further. The consent authority and the minimum purchase price applying to a foreign purchaser depend on which land registry governs the title, and that has to be established from the land search rather than assumed from the postal address. Getting it wrong means a consent application that fails after a deposit has moved.
What schools are nearby?
The vendor's pack lists The International School of Kuala Lumpur at 800 m, Sayfol at 1.5 km, Mutiara International Grammar School at 2.6 km, Brighton at 3.9 km, Taylor's International School Kuala Lumpur at 4.0 km and Fairview at 6.3 km. Those distances are the vendor's, not mine.
How far is the city centre?
About 3.1 kilometres to the Petronas Twin Towers in a straight line, computed from coordinates, and about 5 kilometres by road. Jalan Ampang is busy at peak times. If you have read a shorter figure on another website about this development, it is wrong.
What facilities does it have?
Two pools, a floodlit rooftop tennis court, squash and badminton courts, a gymnasium, a golf simulator and indoor putting green, a screening room, a games room, lounges, a bar and pantry counter, a function hall, a multipurpose studio, a meeting and co-working room, a sauna with changing rooms, and a children's playground. Every one of those appears in a photograph on this page.
What rental income would it produce?
This page publishes no rental figure, no yield and no return, because I have found no rental evidence for this building that I can stand behind. If you want a rental view I will give you the comparable evidence I do have, tell you what it does and does not cover, and let you draw the conclusion.
What should I check before committing?
An official land search on the master title and on the individual strata title, run by your conveyancer, showing in whose name the unit is registered, the tenure, and whether any charge remains undischarged. Then the draft sale and purchase agreement, the built-up area in its schedule, the list of what is included, and the management corporation's accounts and current monthly charge. Ask me for any of these and I will chase them.
