Overview
A finished development, handed over in December 2024
Laurel Residence stands on Jalan Pantai Permai in Bangsar South, beside Nexus. It is two towers of 42 storeys holding 1,260 suite apartments, at fifteen units to a floor in each tower, on a 2.1-acre parcel.
The development is complete. The public development record shows construction at 100 per cent, a Certificate of Completion and Compliance issued on 30 October 2024, and vacant possession from 17 December 2024. The first sale and purchase agreement was dated 16 March 2022 on a 36-month delivery period, so vacant possession arrived ahead of the original contractual date. That record is maintained by the Ministry of Housing and Local Government and its data is stated as at 11 September 2026.
Because the development is finished, its advertising and sale permit has lapsed, as permits do once a project completes. The developer licence remains active. Both positions are set out in full in the legal notice at the foot of this page.
The project appears on the public record as Residensi Laurel, Bangsar Selatan, project code 10697-4. Laurel Residence is the marketing name. If you want to check the development yourself, search the recorded name at teduh.kpkt.gov.my.

Figures on this page come from two places. Statutory and status figures are taken from the public development record at teduh.kpkt.gov.my, read on 12 September 2026, whose data is stated as at 11 September 2026. Land size, tenure, title category, maintenance charge and layout information are taken from the developer's sales kit dated 31 July 2023, which is now over three years old and gave a completion target that the development has since beaten. Where the two disagree, the public record governs and is what appears above. All particulars are subject to confirmation against the sale and purchase agreement and an official land search, and may change without notice. Units & Pricing
Six published layout types, 495 to 903 sq ft
The developer's sales kit publishes six layout types across the two towers, lettered A, B, C, D, D1 and E. The public development record lists the accommodation as one, two or three bedrooms with one or two bathrooms.
Areas for Types A, B and C below are read from the developer's own published floor plans. Types D, D1 and E are published at larger areas within the same range, and I am confirming each against the developer's plan before printing it, so no figure appears against them here.
The kit's stacking plates print unit numbers for both towers. Those are not published here.

FAQ
Questions, answered from the published material
Every answer below comes from the developer's published material or a dated update. ask it on WhatsApp.
Is Laurel Residence completed?
Yes. The public development record shows construction at 100 per cent, a Certificate of Completion and Compliance issued on 30 October 2024, and vacant possession from 17 December 2024. You can check this yourself at teduh.kpkt.gov.my under the recorded name Residensi Laurel, Bangsar Selatan.
Why has the advertising permit expired?
Because the development is finished. The advertising and sale permit ran from 16 December 2023 to 15 December 2024, and permits lapse once a project completes and no longer needs one. The developer licence is active to 18 December 2028 and the developer's status on the public record is Aktif. Both numbers are set out in the legal notice at the foot of this page. Completed property is ordinarily transacted as existing stock rather than under the Housing Development Act, and your solicitor should confirm which regime applies to your purchase.
Who is the developer, and is this a UOA project?
The licensed developer on the public record is Sunny Uptown Sdn Bhd, developer code 10697. The business address recorded against it is UOA Corporate Tower, Bangsar South City, Jalan Kerinchi, Kuala Lumpur. This page states what the record states and does not go further than that.
Is it freehold or leasehold?
Leasehold. The developer's own published project page states leasehold, and the sales kit gives a term of 99 years. This page does not state the land title category, because the sources I have disagree: the sales kit calls it commercial, while the statutory form of contract used for the development and the developer group's annual report both point to residential. Tenure, the exact lease expiry, the title category and any Bumiputera condition are settled by an official land search, which your conveyancer runs in the first week. Do not take a tenure or title claim from any marketing page, this one included.
What is the price?
This page publishes none, and the reason is worth knowing. Three official records carry different developer price bands for this development, and the newest of them predates the building's completion. A finished, handed-over building also trades on the secondary market, where a developer band from 2024 is not the reference anyway. Tell me the layout and the budget and I will give you the current position with the document behind it.
What are the built-up areas?
This page publishes none, because the sales kit I hold is dated 31 July 2023 and does not set them out in a form I can reproduce reliably. The public record lists the accommodation as one, two or three bedrooms with one or two bathrooms across six layout types. Ask me for a layout and you will get its area from the current schedule with the document it comes from.
What is the maintenance charge?
This page publishes no figure. The only maintenance charge in circulation for this development traces to a source that also states the wrong number of storeys, so I will not repeat it. The building has been occupied since December 2024, so the management corporation sets the current rate. Ask the management office for the charge and the sinking fund position before you commit.
What rental income would it produce?
This page publishes no rental figure and no projection. If you want a rental view I will give you the comparable evidence I have for Bangsar South, tell you what it does and does not cover, and let you draw the conclusion.
What should I check before committing?
An official land search on the master title and the individual strata title, run by your conveyancer, showing in whose name the unit is registered, the tenure and the lease expiry, and whether any charge remains undischarged. Then the sale and purchase agreement, the built-up area in its schedule, and the management corporation's accounts, arrears position and current monthly charge. In a building handed over in December 2024, ask for the defect liability position too. Ask me for any of these and I will chase them.
